Let’s be honest — most real estate playbooks feel like corporate checklists that collect dust in a drawer.


They’re filled with buzzwords, outdated strategies, or cookie-cutter advice that doesn’t match the way real women in real estate actually build businesses today.

This episode is different.


Today, I’m handing you the real estate playbook I wish someone gave me years ago — one that prioritizes clarity, cash flow, community, and organic lead generation. One you’ll actually use. One that helps you build a business you want to show up for — and a life that supports it.


Whether you’re closing your first five deals or you’ve already hit that $10M/year mark and feel like you’re still on a hamster wheel... this one’s for you!


The Problem With Most Real Estate Playbooks

Most are based on outdated tactics:

  • Cold calling scripts from 2005

  • Door-knocking without any digital follow-up

  • A “just hustle harder” mindset from your team leader that leads to burnout

They don’t account for:

  • Moms managing toddlers while negotiating offers

  • Women who don’t want to build big teams, but still want big income

  • Agents craving more community and less competition

That’s why I created this episode. It’s not about fitting into someone else’s system. It’s about designing your own — one rooted in values, backed by systems, and built for sustainability.


(BONUS!) The 4 Additional Pillars of a Real Estate Playbook That Works

Let’s break this down into a real framework — because strategy without structure just becomes noise.


1. Clarity – Know Your Numbers and Niche

If your business feels scattered, it’s probably because your strategy is reaction-based instead of intentional.

Start with:

  • Your income goal (Ex: $200K/year)

  • Your average commission (Ex: $10K/deal)

  • How many closings per year that requires (Ex: 12-15)

  • Now break that down to how many clients/month you need

2. Cash Flow – Build Your Lead Gen Flywheel

This is where I see most agents spin out — you don’t need 10 platforms. You need one lead generation flywheel that works consistently.


Here’s what works right now:

  • Organic Instagram Strategy: 3 reels/week + 10 stories/day

  • Calling Past Client + Pop-By Plan: Touchpoint every 45 days with past clients

  • Local Community Content: One hyper-local post/week about lifestyle, events, or your favorite neighborhood spots

  • Local Community Event: 4x per year. Use ChatGPT for ideas!

  • Email List Building: Add 10 new subscribers/week via a lead magnet


3. Community – You Don’t Need a Team. You Need a Tribe.

People think they need to “scale” by building a traditional team. But what you actually need is leverage and the right tools — and that starts with people.

Here’s how to build community and commissions:

  • Weekly Newsletter that goes out 4x per month. Include all of your SOI, past clients, friends and family.

  • Host quarterly client appreciation events

  • Create a Facebook Group for local moms or entrepreneurs and be the expert voice

  • Use your real estate community as a support hub, not just a sales pitch

4. Capacity – Build a Business You Can Breathe In

You are not just a real estate agent.

You’re likely a:

  • Mom

  • Partner

  • Friend

  • Business owner

  • Human being


You need workflows that honor your energy.


Here’s what mine looks like:

🗓 Weekly Real Estate Workflow:

  • Monday: Admin + CEO time (90 mins of content, pipeline review, prep)

  • Tuesday: Showings + Client Work

  • Wednesday: Marketing Day (recording, reels, email writing)

  • Thursday: Listing Day or Buyer Tours

  • Friday: Follow-Ups + Inbox Zero + Coffee with a friend

  • Weekend: Open Houses (1 max) or off with family.



Final Thoughts

You don’t need to hustler harder and convert more online leads.

You don’t need to follow someone else’s version of success.

You just need a business you’re excited to wake up to — and systems that give you your life back.
